CONSULTATION

Meet with a project developer to discuss your plans and goals for your project. Additionally, you will have an informative and open dialogue about your projects’ estimated budgets for design and construction services. Our goal is your project’s total success, from design to craftsmanship to customer service — this is where it all starts.

EXPLORATION

The Hammer design team will measure, inspect, and document the existing conditions of your home and areas associated with the project. In addition, our project developers and designers will help you define and establish the goals for your scope, features, purpose, and functionality. This discovery and programming phase will set the foundation for your project’s design.

DESIGN

Our design team will take the vision for your project and bring the ideas to life. Conceptual and schematic design plans will be developed for your review. Every design presentation will include detailed floor plans and beautiful 3D renderings. In addition to architectural design, proposals for the colors, finishes, and fixtures for your project will be expertly curated to tie together your design.

COST & VALUE ENGINEER

Understanding and maintaining control of your project’s budget is key. With an in housing construction and contracting department, Hammer has the ability to efficiently and quickly provide accurate costs for every design proposal. As your perfect design plans are crafted, you can trust that you will be able to make strategic decisions with the important info in hand.

CONSTRUCTION DOCS

Almost there! All the efforts of your design team will culminate in the drafting of your construction document package. This includes required engineering plans and permit documents to prepare for the big kick-off of your project. With every detail in place, from wall layouts to flooring finishes, your project can be delivered to our expert construction staff.

Hammer PLUS Your Architect EQUALS a BETTER Remodel

Have you already hired an architect? You can still remodel with the Hammer construction and contractor team.

Complete your renovation team and bring the Hammer team into the conversation early on. At no cost to you the homeowner or your Architect, Hammer will provide complimentary expert consulting through the course of your design process. At pivotal stages Hammer will assess the design and create a budget summary for your review.

Budget is an important part of every project and by partnering with your architect team, Hammer can ensure your remodeling experience is as spectacular as your design.

The Process to Partner with Your Architect

INTRODUCTION

Bring all the parties together and invite your Architect and Hammer project developer to meet. Hammer will learn the overall program (or wishlist) for your project and provide their construction expertise and budgeting feedback. In addition, Hammer will visit with you at your home to familiarize themselves with your property and create a photo catalog of the estimated construction areas. While still in a preliminary stage, the Hammer budgeting tool will help you and your Architect focus on the best path(s) to investigate during your schematic design development.

CONCEPTUAL DESIGN

Once your Architect team has completed as-built plans for your space and you have selected the most desirable conceptual design, it is time to bring Hammer back to the table. Your Hammer Project Consultant will typically complete an in-person or web conference review the design concept with your Architect to be brought up to speed. Within 5-7 business days you will be provided with an updated budget that will match conceptual design. This budget will typically yield costs within 1-10% of the final construction cost of your project depending on the level of detail completed to-date.

PERMIT DOCS

By this stage, all engineers have been consulted and your plans have been submitted for their permit application. At this time a fixed cost construction budget will be generated, including a detailed scope of work matching the plans line by line. With allowances created in conjunction with the recommendations of your Architect and/or interior designer, your fixed cost construction budget will be precise and ready for your consideration. Changes and updates will occur between you and your Architect and Hammer will stay in the loop to get your updated costs right away.

VALUE ENGINEERING

We want to help you preserve the integrity of you and your Architect’s vision and design for the project. Our Project Developer will work with your design team to produce budgets for alternative methods and/or strategic changes to your project’s scope to maintain the design and value, all while reducing its construction cost. This is not an easy task, but because our firm is passionate about both design and construction, we are committed to help you build the best project possible.
